Good news everyone! Waffle House is coming to Glenwood Place! Depending on your outlook Jeff Fuqua and company either did his first favor for the southeast side of Atlanta, or this is just one more instance in a series of copy and paste developments. It's a tough emotional conflict since, on one hand, everyone wants to shed the chains of corporate servitude, and, on the other hand, everyone loves waffles.

What Now Atlanta reported the 24 hour breakfast chain filed plans with the city last week. Besides the anchor tenant, a SuperDuperMegaSized Kroger, Waffle House is the first confirmed in a series of rumored tenants at the in-progress development at the corner of Glenwood Avenue and Bill Kennedy Way. Those rumors also included a Chic-fil-a, Chipolte and Starbucks. One more big name and suspicions might be raised of Fuqua building a mixed-use pentagram on top of a corporate hellmouth.

Like a black hole pulling in every nearby object, Fuqua Development continues to consume more property for building upon. This time, the company's oft-maligned but extremely proactive leader, Jeff Fuqua, is adding another stage to the boring-as-a-council-meeting Decatur Crossing mixed-use project on Scott Boulevard. The project's third phase will take over the abandoned Ford dealership on Scott Boulevard, adding about 10 acres to the existing 20-acre site.

The plan from Fuqua faced some early community backlash because it would take over the site of Scott Boulevard Baptist Church and add to neighborhood congestion, but those qualms have been largely alleviated. When the first two phases are complete, Decatur Crossing will feature 80,000 square feet of retail including a Sprouts Farmers Market, 15,000 square feet of office space, at least 700 apartments and a small park that would be open to the public, according to the Atlanta Journal-Constitution.

Folks are getting a little antsy waiting for the Beltline's eastern flank to gear up with new construction. Apparently, when you have buckets of money to toss at stunted multi-use trails, you can take matters into your own hands. At least that seems to be the case as Fuqua Development plans to build a short length of the Atlanta Beltline trail near its Glenwood Place project.

A couple of years ago, Fuqua kicked up a ton of ill-will when it was rumored Wal-Mart would be the anchor tenant. Ground broke on Glenwood Place, which sits at the corner of Glenwood Avenue and Bill Kennedy Way, back in April. Since then, the company has been in the process of finishing up its anchor retail space, which will officially be filled by a Kroger.

Fuqua Development's mixed-use project at North Decatur Road and Scott Boulevard is adding a third phase to be built on about 10 acres of the long-abandoned Ford dealership off Scott Boulevard.

The plan is still conceptual, but attorney Dennis Webb, who represents Fuqua, will file a land-use plan on Jan. 7, with a community meeting scheduled for 7 p.m. Jan. 6 at the North Decatur United Methodist Church, 1523 Church St., Decatur.

The development site, part of which was formerly occupied by Scott Boulevard Baptist Church, is outside Decatur limits, but earlier this year was on the city's annexation plan before getting removed by legislators in the general assembly's final days.

Fuqua Development has an agreement to buy a 17-acre site next to the Atlanta Beltline's Eastside Trail - the largest contiguous piece of land along the rapidly changing Memorial Drive corridor.

Fuqua Development, led by Jeff Fuqua and partner Heather Correa, have the Leggett & Platt Inc. building under contract, with plans to rezone property and close on the transaction by this time next year.

Details of the agreement were not available, but the site was expected to fetch at least $1.5 million to $2 million an acre, or $25 million to more than $30 million. It includes the more than 300,000-square-foot Leggett & Platt building and surrounding land on Memorial Drive east of downtown Atlanta and just north of Interstate 20 for sale.

Developer Jeff Fuqua confirmed Sprouts Farmers Market will be the project's grocery anchor, which involves the redevelopment of about 14 acres along Scott Boulevard, including Blackmon Drive.

Fuqua Development, led by Fuqua and business partner Heather Correa, recently sold land for the expansion of the project's residential component to apartment developer Northwood Ravin. The company is already under construction on 250 units. The recent acquisition of more land allows for phase two, which would consist of up to 450 units.

Atlanta's housing market is on fire, with hardly a day passing without another new residential development announced or proposed.

The Atlanta Board of REALTORS recently reported that 4,262 homes sold in the 11-county metro area during September, an increase of 12.3 percent over September 2014. Average and median sales prices continue to outpace 2014's prices, the Atlanta Board of REALTORS reported.

"Low housing inventory continues to directly impact home prices in Atlanta as we move into the Fall season," ABR President Ennis Antoine said in a statement.

Peachtree Corners is moving forward with its planned Town Center development.

This week, the Peachtree Corners City Council approved funding for the mixed-use project, which is being developed in partnership with Atlanta's Fuqua Development LLC.

The city approved a $15.25 million bond resolution (to be paid for with SPLOST dollars) that will fund the roads, parking deck and a more than 2-acre town green at the development.

The 20.6-acre project across from the Forum will include at least 10 restaurants, office space, retail shops, a theater and 70 townhomes from John Wieland Homes.

The Peachtree Corners City Council approved an ordinance Tuesday to provide funding for the city's portion of construction of the new Town Center. The city will build the roads, parking deck and town green, Fuqua Development is responsible for the development of the retail and restaurants. John Wieland Homes will be responsible for the development of more than 70 townhomes.

The ordinance authorizes Peachtree Corners and the city's Downtown Development Authority to finance up to $15,250,000 in revenue bonds for the acquisition, construction and parking facilities related to the proposed new facilities.

The Town Center, to be built on 20.6 acres of undeveloped land on Peachtree Parkway across from The Forum shopping center, will be a mixed-use development featuring retail, restaurants, office space, townhomes, and a two-acre Town Green. The expected date of completion is fall, 2017.

We're seeing some new images of the work under way at the Decatur Crossing development on Scott Boulevard and North Decatur Road.

Fuqua Development, which is developing the property into several mixed-use structures, released aerials of the cleared triangle. Scott Boulevard Baptist Church was sold and then demolished over the summer to make room for the new development.

You can see the cleared land in the aerial photos, and one picture shows the busy Scott Boulevard six-point intersection.

Dwell Design Studio, an Atlanta-based architecture and design firm, released renderings of the 250 residential apartment units that are part of Phase I of Fuqua's plans for the site.

The city celebrated its three-year anniversary during Tuesday's regularly scheduled city council meeting, but Mayor Mike Mason started looking into the future in hopes that the city's town green and its development would be ready to go for the five-year anniversary.

Tuesday's meeting got that started as the city council approved plans from Fuqua Acquisitions II, LLC, to build the mixed-use development which will house restaurants, retail space, office space, a movie theater and town homes.

A new post on the Medlock Area Neighborhood Association website sums up the recent approval of Decatur Crossing Phase II rezoning request by the DeKalb Commission and points out a few, very notable nuances in the agreement - which includes 27 conditions negotiated by the Cross-Neighborhood Committee.

Among the most noteworthy changes coming, Fuqua will add a new traffic light on Scott Boulevard at Blackmon Drive, as shown in the map above. Fuqua will also extend Blackmon Drive as the "the main road" through the development.

In response to concerns about cut-through traffic on the existing stretch of Blackmon Drive, a condition passed that Blackmon Drive would be partially closed to traffic with no entrance from Scott Boulevard and only a right turn allowed off of Blackmon onto Scott. After months delay, demolition's begun on the Scott Boulevard Baptist Church, future site for Fuqua Development's mixed-use project. Razing the church and the nine homes behind it on Barton Way should take about 60 days according to Fuqua Principal Jeff Fuqua. Also, DeKalb County's board of commissioners approved Phase two on Tuesday, which Fuqua calls the project's "last major hurdle."

He added that foundation work and grading for phase one should begin by late September with construction expected to last "18 to 20 months." When both phases are ultimately completed the development will include 700 apartments and 20 ground-floor retailers including a natural-foods grocery (as yet unnamed), restaurants and offices.

The DeKalb County Board of Commissioners approved rezoning requests Tuesday for Phase II of the Decatur Crossing development, according to the Medlock Area Neighborhood Association (MANA).

Last month, Fuqua had presented its plans to the Board of Commissioners, but a vote on it was deferred until this week's meeting. A previous MANA post explained, "MANA representatives spoke to support a deferral, as the Cross-Neighborhoods Committee continues to negotiate with Fuqua for improvements to pedestrian safety and access and alternatives that will help modulate cut-through traffic through our neighborhoods."

But it appeared a compromise had been agreed upon. An update on MANA Wednesday said:

On Tuesday, June 23, the Board of Commissioners approved Fuqua's rezoning request for Phase II. MANA and the Cross-Neighborhoods Committee were able to come to terms to support the project. We will post more information, including the agreed-upon conditions and private agreement soon. Demolition of the former Scott Boulevard Baptist Church began yesterday.

Bulldozers will soon be hard at work knocking down an abandoned apartment complex in south Buckhead to make way for a new mixed-use development that will feature a Kroger as the anchor tenant.

Fuqua Development's ambitious Lindbergh Park project is set to begin work now that the company has closed on the purchase of the 13.5 acre plot near Piedmont Road and Lindbergh Drive, Atlanta Business Chronicle reports. The property sits on a block surrounded by Piedmont Road and Morogoso and Lindbergh drives.

The development will feature an 82,000 sq. ft. Kroger, 190 age-restricted apartments, and another 128 residential units, the Chronicle says.

Atlanta-based real estate company Fuqua Development just closed on the purchase of 13.5 acres in south Buckhead near Piedmont Road and Lindbergh Drive, where Kroger plans to build an 82,000-square-foot store.

Greystar Development will also add 190 age-restricted apartments on the site, and David Weekley Homes will build 128 residential units, including luxury townhomes and single-family detached houses. The project will be called Lindbergh Park.

A $150 million mixed-use development at the intersection of Cobb and Barrett parkways is moving forward as the developer has obtained funding for the project and purchased the 52 acres the project will be built on.

Atlanta-based Fuqua Development plans to build a shopping center to be called Kennesaw Marketplace with about 300,000 square feet of retail space. It would be anchored by Whole Foods and Academy Sports, with 180 age-restricted senior living units at the intersection, currently home to the Castle Lake Mobile Home Park.

Garvis Sams, attorney with Sams, Larkin, Huff and Balli who represents Fuqua on the project, said the developer closed on the 52-acre property about two weeks ago and began the process of relocating the residents of Castle Lake.

CBRE Capital Markets' Debt & Structured Finance team has secured $78 million in acquisition and construction financing for Kennesaw Marketplace, a 288,000-square-foot retail shopping center located in Kennesaw, Georgia.

Jeffrey Ackemann, Jonathan Rice and Robert LaChapelle of CBRE's Atlanta office arranged the financing on behalf of a joint venture between Fuqua Development and Batson-Cook Development. The three-year, non-recourse loan was provided by Heitman Real Estate.

"Working with Jeff Fuqua and his team, along with Litt Glover and the Batson-Cook Development team was a truly unique and fascinating process," said Mr. Ackemann. "Jeff's ability to attract best-class retail tenants and utilize the entire site to its maximum potential is truly an art form."

The developer of a senior living and commercial site in Kennesaw says he is running into extra costs involved in constructing the $150 million project.

Jeff Fuqua, the principal of Fuqua Development, who is working to build a senior living facility on the site occupied by the Castle Lake Mobile Home Park, told the City Council on Wednesday he intends to ask the county's development authority for a $3 million tax abatement on the project.

The plan for the $150 million development on the corner of Barrett and Cobb Parkway includes commercial and residential areas for seniors ages 55 and older.

The council voted unanimously April 1 to approve a plan for 305,000 square feet of retail shopping and 180 senior living apartments where a portion of the mobile home park now stands.

Fuqua said the company will pay for the residents of the mobile home park to move their trailers to a different mobile home park or pay to buy their trailer from them.

His mission is to fill the entertainment district next to the new Atlanta Braves ballpark with merchants and restaurants that not only can serve throngs of fans during 81 regular season baseball games, but also draw patrons the rest of the year.

Atlanta's Fuqua Development is the latest developer speeding up the conversion of a once investment-starved thoroughfare east of downtown Decatur into a mix of apartments and stores.

Fuqua Development got the OK May 5 from the DeKalb County Planning Commission, allowing the developer to proceed with plans for more apartments and retail on about 13.5 acres along Scott Boulevard. The developer would appear before the DeKalb Commission for a final vote in a few weeks.

Fuqua Development could break ground this fall on the first of 450 apartments and 95,000 square feet of retail. It could begin delivering the first units and retail in the project by early 2017.

The leader of the firm working on the retail component of the Braves' $400 million mixed-use development described the environment his company is aiming for, saying they are targeting local chefs and affordable shopping.

Jeff Fuqua, principal of Fuqua Development, is responsible for 400,000 square feet of retail space for shops and restaurants, 70 percent of which is planned to be built with residential units above them. During a panel discussion Thursday at the Georgian Club, Fuqua said laughingly he thinks he drew the short straw among the Braves' partners.

"Of course, I feel like I have the hardest job of the partners in the deal because I'm the retail guy, and I have to work with a hundred personalities, all of them retailers (or) restaurants that think they're more important to the deal than the Braves are," Fuqua said. "That is true, they all think that."

Omni Hotels & Resorts will be named as the flag operator for a hotel at the Braves mixed-use stadium in Cobb County, sources tell us. Omni, of course, operates the Omni Atlanta Hotel at CNN Center. While officials with the SunTrust Park development could not be reached for comment, and officials with Omni did not return calls seeking comment, sources say the hotelier will operate the planned 250-room hotel in the mixed-use development, pictured here.

Development partners with the Braves gave some hint as to the retailer lineup yesterday. Fuqua Development's Jeff Fuqua says there will be high-end, but not ultra-luxury, retailers, and even some retailers never seen in Atlanta before, plus plenty of local and national chef-driven restaurants. Fuqua's comments came during a CoreNet Global panel discussion on the Braves stadium at the Georgian Club yesterday, according to the AJC. "It's not a lifestyle center, it's more than a mixed-use center," Jeff told the paper.

A new tax could have a big impact on hotel demand in Georgia, just as the local lodging industry posts record performance.

As part of the new transportation funding bill that now awaits Gov. Nathan Deal's signature, a $5-per-night statewide hotel-motel tax would be imposed on every customer, beginning on July 1. The tax is among several funding mechanisms outlined in House Bill 170, which aims to raise nearly $900 million a year in new revenue for highway, bridge and transit improvements across Georgia.

The statewide hotel/motel tax could generate nearly $200 million in annual revenue if it had no impact on the demand for the state's more than 177,000 hotel rooms, according to a new study from PKF Hospitality Research.

The Atlanta Braves took a major step toward fleshing out their new stadium project Tuesday by announcing an agreement with Comcast to move the cable giant's regional headquarters - and about 1,000 jobs - to an office building overlooking the ballpark.

In addition to delivering a crucial anchor tenant for the mixed-use development that will be built next to SunTrust Park, the deal calls for Com-cast to provide cutting-edge Internet connectivity and other technology throughout the stadium and the complex of shops, restaurants, apartments and hotel.

Comcast will occupy the entire nine-story office building, topping it with the company's name.

Fuqua Development recently unveiled phase two of its mixed-use project at North Decatur Road and Scott Boulevard, which includes 450 apartments added to the 250 apartments in phase one. The 60 town homes, originally in phase one, have been eliminated.

Current streets Barton Way and Blackmon Drive will be demolished, giving way to a new north/south road aligning with a new North Decatur traffic light installed by Selig Enterprises, which is re-developing Suburban Plaza across the street. Both the Suburban and Fuqua projects are included on Decatur's annexation master plan.

Demolition of the Scott Boulevard Baptist Church and nine homes on Barton Way should begin "any day now," according to Jeff Fuqua, principal with Fuqua Development.

Shortly after demolition the company will begin site work and construction on a mixed use project at North Decatur Road and Scott Boulevard with phase one including 250 apartments, 60 town homes facing Barton and 2,000 square feet of retail, possibly a coffee shop.

At "Decatur Crossing," Fuqua's future development on the soon-to-be-former site of Scott Boulevard Baptist Church, things are little more preliminary. Fuqua said his firm closed on the church and nine surrounding homes in the North Decatur Road/Scott Boulevard/Barton Way triangle last fall. A salvage company has reportedly already stripped the church, and many adjacent homes are boarded up.

Twenty-eight other nearby homes are still in the zoning process, which Fuqua expected to be complete in April or May. Following that timeline, construction would begin this summer and take about 18 months.

The first nine-month phase of that, Fuqua said, would bring 250 apartment and/or condo units, about 50 townhomes and some office and retail spaces - namely a "natural food store." Exact specs for Phase II weren't available, but Fuqua said it would, residentially speaking, "get a little denser" than the initial phase.

Fuqua Development's multi-use project in Grant Park is expected to be "under full construction" within the next 30 days, and the firm's Decatur-area project is only a few months behind. Jeff Fuqua said this week that demolition work is indeed under way at "Glenwood Place," his firm's Kroger-anchored development near Interstate 20 at Glenwood Avenue and Bill Kennedy Way. He expected construction to begin within roughly a month, with estimated opening dates of summer 2016 for the retail component and fall 2016 for the residential. All told, the development will consist of 114,000 square feet of Kroger shopping and 25,000 square feet for other retail (including "lots of restaurants," Fuqua promised.) On the housing front, expect 230 "luxury multi-family units" with plans for a "senior residential" component. Fuqua also passed along a new rendering of the project, as seen above.

Fuqua Development has begun initial site clearance activities at the 30-acre Duluth tract it purchased in December. This mixed-use development, to be known as Sugarloaf Market, is at the southwest intersection of Peachtree Industrial Boulevard and Sugarloaf Parkway.

Approved by the city of Duluth in October, the project will include 330 luxury residential rental units to be constructed by Atlanta-based the Worthing Companies.

In addition to residential units, the development will include 80,000 square feet of commercial uses anchored by Sprouts Farmers Market. Other retailers that have signed leases include Pie 5 Pizza and OrangeTheory Fitness. Sugarloaf Market is scheduled to begin retail operations in spring 2016.

On Jan. 5, nearly three years after first pitching a plan, Fuqua Development LLC got a nod of support from Atlanta City Council for Lindbergh Place, a new mixed-use project in Buckhead.

It was a good start to what's sure to be a busy year for the prolific Atlanta developer. The company today has 12 projects in the works for metro Atlanta that spread from East Atlanta to Woodstock, representing more than $1 billion in planned development.

The list includes a coveted spot on the development team for the $400 million mixed-use project that will surround the Atlanta Braves' new Cobb County ballpark, SunTrust Park.

A central focus this year for Fuqua Development is identifying retail tenants for the SunTrust Park mixed-use project. Set to open in 2017, the development could include up to 500,000 square feet of retail space (about the size of a regional mall). It promises to be an exciting mix of first-to-market restaurants, fashion boutiques, entertainment venues and possibly a grocery store.

The Atlanta City Council voted 8-3 on Monday, Jan. 5, to rezone property at Lindbergh and Morosgo drives for a mixed-use development, including a Kroger supermarket. The move came despite some opposition from the community and a recommendation of denial from Buckhead's Neighborhood Planning Unit-B in December.

Fuqua Development plans to build an 82,000 square foot Kroger store on the property, partnering with Greystar Development, which will build more than 190 apartments. Some of those apartments will be for senior citizens.

Councilmember Mary Norwood spoke out against the rezoning before the council voted. "I won't be supporting the Kroger at Lindbergh," she said. "I think the plan needs more modification."
